The Lake LBJ Advantage

 

There are a lot of things to consider when you're ready to look for waterfront property so here are a few things that I think make Lake LBJ stand out from other areas.

 

Location:  The nice thing about being in Central Texas is that it’s not too far from many Texas cities and that’s saying something in a state the size of Texas.

From Lake LBJ:

Water Activities:  Lake LBJ is normally at a constant level.  Because of that, nearly all of the boat houses and marinas are fixed, so there’s no need to worry about letting in and letting out a floating dock.  More importantly, you never have to worry about being able to enjoy the lake.  If the weather is good, you’re good to go.  A drought like we’ve had the last couple of years really drives home how important a constant lake level can be.

 

 

 

 

 Property Ownership:  One of the things I noticed when we moved here in 1993, was the difference in how waterfront  property is owned.  I grew up around Corp of Engineer Lakes and was used to them controlling who did and did not have a boat dock.  On Lake LBJ, and other area lakes, when you buy waterfront property you own the waterfront.  Of course the LCRA has an easement and each development has restrictions but actually owning the waterfront allows property owners to really enjoy the water.  Take a ride around the lake and you’ll see that nearly all the waterfront properties have covered boat houses and many have decks built out over the water. Owning the waterfront also allows property owners to use lake water to irrigate lawns and landscaping

 
 

Variety: It’s probably not fair to say that Lake LBJ has something for everyone but the choices when it comes to waterfront property are many. You can start with waterfront condos in Horseshoe Bay that are priced in the mid $100s and finish in Horseshoe Bay with waterfront estates in excess of $7,000,000. The rest of the lake has a little of everything as well. Ride up and down the Colorado arm of Lake LBJ and you’ll see 1000 sq. ft. cabins next to 5000 sq. ft. homes. Look across to the other side and you’ll find golf course communities like The Legends or new gated communities like Clearwater Landing.

On the west and south side of the lake you’ll see the same kind of variety in communities like Sunrise Beach, Blue Lake Estates and Deer Haven. Just east of Deer Haven is Lake LBJ’s newest luxury development, Lago Escondido, a gated community of premium waterfront lots with breathtaking views and Escondido amenities.

So there may not be something for everyone but anyone considering buying lake property in Texas should certainly give Lake LBJ a closer look.

 

Over Crowding:  While there is some public access to Lake LBJ, most of the 150 miles of shoreline is privately owned and half or more of the waterfront homes are part-time residences.   The result is a lake that rarely feels crowded.  Go out for a morning boat ride on a weekday and you might think that they closed the lake and no one told you.
